Currently under construction, this circa 1900 light industrial brick building is being converted into a mix of uses, including a single family residence, an office, and 2 commercial work/storage lofts. The stabilization of the building retained its original 6 structural bays and replaced the collapsed roof and second floor.

By leaving the first bay of the building open to above and keeping the garage door and front wall, a private entry courtyard is created that becomes a unique outdoor living room concealed from the busy street. Large walls of storefront glazing look into the courtyard and visually expand the modest living spaces of the next 2 bays. The 4th bay is a home office with upstairs lofted family room, and can be separated from the home and rented as an additional unit. The last 2 bays become separate work/storage rental units that feature a 25ft+ ceiling height and skylight, a 400sf work floor with direct alley access with a 9’ overhead door, and a 200sf storage loft. The commercial units share a common utility room and restroom.
